Highest Rental Yield Suburbs in Australia
Australia’s rental market can be tough to navigate, with property values, rent prices, and interest rates fluctuating. Rental values can be difficult to predict as they’re highly dependent on location. Since real estate is a localised market, different suburbs follow their own market trends, which are shaped by outside factors.
If you’re a property investor eager to dive into the rental market, knowing where the best rental yields are in Australia may be a good idea.
Capital Cities in Australia: Highest gross rental yield for houses and units
Greater Darwin is home to some of the highest rental yields in the country for houses and units. Almost all suburbs on the list are from that region. The region offers more affordability in terms of rent prices compared to other capital cities with higher median rental values, which could contribute to its high yield percentages.
It may come as a surprise to many that capital cities such as Sydney and Melbourne didn’t crack the top ten highest rental yields. Although rent prices are high in those areas, it doesn’t necessarily translate to high yield percentages. Factors such as population growth, rent affordability, and housing stock can affect rental yield percentages and rental values.

The top rental yields for houses are all found in the Greater Darwin region, save for Gagebrook which is in Greater Hobart. Rental yields are within close range, with most of the suburbs on the list having rental yields between 6.0% and 6.5%.
Berrimah tops the list with 7.9%, which is over 1% than the second highest, which is Gagebrook (6.5%). It also has the highest median rental value by far, with $838, while the rest of the suburbs on the list are between $522 and $783.

Units offer better rental yields compared to houses in Australia’s capital cities. All of the suburbs above have a rental yield of 7.5% or above. However, the median rental values are all within close range, unlike the list for houses, which has a wider range of values.
Much like the top-performing suburbs for houses, all of the suburbs on the list are found in Greater Darwin, with the exception of Carlton, which is found in Greater Melbourne. It’s interesting to note that even though Gray and Carlton have similar rental yields, they differ in median rental values, albeit quite minimally. It goes to show how much the location can affect property values.
Regional Australia: Highest gross rental yields for houses and units
Regional Australia is outperforming capital cities in terms of rental yield percentages and median rental values. In some suburbs, rental yields are almost double compared to their capital city counterparts. This could be due to the lower property values in Regional Australia or the growing demand due to the higher cost of living in capital cities.
Regional WA dominates the highest rental yields list for houses and units, with almost all suburbs on the list hailing from that region. This could be due to numerous factors, such as low vacancy rates, stable property values for investment, and a strong local economy.

The top-performing suburbs in all of regional Australia are all found in Western Australia. The rental yields are considerably higher compared to those in capital cities for houses. However, there are gaps between rental yield percentages and median rental values. Although most of the rental values on the list above are over $1,000, there are a handful of suburbs with values that are below the thousand-dollar mark.

The top-performing suburbs for units in regional Australia have a wider range of rental yield percentages from 8.5% to 17.8%, and it is reflected in the median rental values, as well. Even though the yield percentages are generally higher for units, the values are much lower, ranging from $468 to $1,160.
The list is mostly made up of suburbs from regional Western Australia, except for three suburbs from the Northern Territory.

When looking at the rental yield percentages from a nationwide perspective, there’s an obvious lack of diversity in terms of location. However, this doesn’t mean that there aren’t any high-performing suburbs in other parts of the country.
