Regulatory changes by ASIC and APRA mean banks and non-bank lenders must meet new criteria for investor residential mortgage lending. This has changed market pressures and has had an impact on investor home loan interest rates.

The regulators objective is for the cost of residential lending to investors to rise, and, as a consequence, ease the volume of residential investment loans being written without causing a shock to the residential property market.

The result is a rise in investor home loan interest rates. Interest rates on existing residential investment loans have increased by as much as 0.47 percent, while a number of lenders have placed major restrictions on the assessment for residential investment lending.

Effective 10 August, loans.com.au investor interest rates will increase 0.25 percent. This change applies to new loan applications.

From 31 August, investment loan interest rates will increase by 0.25 percent for existing customers and applications in progress.
